Burbage, in a nutshell

Burbage sits on the south-western edge of Buxton, where the streets run out and the hills take over. It's a settled, family sort of place: stone houses, a primary school that's full, and Grin Low and the country park more or less at the end of the road. Close enough to walk into town, far enough out to feel calmer than it.

What it's like to live here

Burbage is residential and it's steady. People move here and then stay, which is why so little comes up for sale. In the twelve months to the end of March 2026 just 23 homes changed hands across the whole of Burbage. For comparison, Harpur Hill managed 94 in the same period. If you're waiting for the right Burbage house, you may be waiting a while.

The people here are mostly families who want the school and a bit of space, plus a good number of downsizers who've moved across town and had no intention of leaving Buxton. Grin Low woods, Buxton Country Park and Poole's Cavern are on the doorstep, and the walk up to Solomon's Temple gives you the whole town laid out below.

The honest trade-off is the height and the weather. Burbage sits high, and a Buxton winter up here is a proper one. Some of the older terraces are on-street parking only. Most people reckon the air and the views square it off.

The property

Mostly solid stone terraces and semis, a good number of inter-war and post-war family homes, and the occasional larger detached towards the edges. Sensible, well-built houses rather than showpieces, which is a fair bit of the appeal. Almost everything is freehold: only three of the 23 sales last year were leasehold, and those were flats. No new-build estates at all.

Land Registry records for the twelve months to 31 March 2026:

  • Middle price of the 23 homes sold: £289,950
  • Most sold between £225,000 and £345,000
  • Semi-detached: £315,000 typical, from nine sales
  • Terraced: £230,500 typical, from nine sales
  • Detached homes are genuinely rare here. Only two sold all year, so there's no honest average to give you.

The streets that actually turn over are Leek Road, Green Lane, Macclesfield Old Road, Macclesfield Road, Carr Road, Anncroft Road and Holmfield.

Getting around

It's about 1.1 miles by road from Burbage to The Quadrant in the town centre, and a little further to the railway station, where the line runs through to Manchester Piccadilly. The A53 heads out towards Leek and the A54, and you're quickly into the Goyt Valley and the western moors. Parking is generally easier than the town centre, with the caveat about the older terraces above.

Schools

Burbage Primary School on Cavendish Avenue is the local primary. Worth knowing before you commit: the Department for Education's own figures put it at 355 pupils against 350 places, so it is full, and has been. Check current admissions directly with the school and with Derbyshire County Council rather than assuming a place.

For secondary, Buxton Community School on College Road is the main option, with 954 pupils against 1,331 places. St Thomas More Catholic Voluntary Academy at Palace Fields is the Catholic alternative.

Amenities and things to do

The outdoors is the draw and there's no pretending otherwise. Grin Low, Buxton Country Park, Poole's Cavern and Solomon's Temple are all within a walk. Day to day, you're a short trip from everything the town centre has: Spring Gardens for the shops, the Pavilion Gardens, the market, the Opera House and the Crescent.

The market here, our take

Burbage does what good family areas do. Demand is steady, supply is thin, and a well-presented two or three-bed at a sensible asking price does not hang around. The thin supply cuts both ways: if you're selling, you have less competition than almost anywhere in Buxton, but pitch it high and there aren't enough buyers cycling through to rescue you. Price it properly and Burbage sells.
