Holding deposits and inventories aren't included with the un-managed service. We can carry out an inventory on request, for an additional charge.

For tenants

Information for tenants — permitted payments

Renting through us is refreshingly simple. The payments we'll ask you for are:

  • Holding deposit — one week's rent. This reserves the property while we reference you, and comes off your first month's rent.
  • Security deposit — five weeks' rent, protected for you in the Deposit Protection Service (DPS).
  • Rent — as set out in your tenancy agreement.

The only other charges that can ever apply are the standard 'default' ones — and only if something goes wrong:

  • Late rent — if rent's more than 14 days overdue, interest at 3% above the Bank of England base rate.
  • Lost keys or security devices — the reasonable cost of replacing them, and changing the lock if needed.

No admin fees, no referencing fees, no renewal fees, no check-out fees — in line with the Tenant Fees Act 2019.
