Buxton is one of England's highest market towns, sitting on the edge of the Peak District at around 1,000 feet. It's a proper spa town — Georgian crescents, a working opera house, mineral water that's been bottled here for generations — wrapped in some of the best countryside in the country. People come for a weekend and start looking at houses by the Sunday. We understand the pull; the Crowther family has sold and let property here for over 70 years.

What it's actually like to live here

Buxton works because it's a real town, not a postcard. There's a weekly market, independent shops along Spring Gardens, cafés and pubs that locals actually use, and culture that punches well above the town's size — the Buxton Opera House, the Pavilion Gardens, the Devonshire Dome, and the Buxton International Festival every summer. The Crescent has been restored into a spa hotel, and the town centre has had real investment behind it.

Step outside the town and you're straight into the Peak District. Poole's Cavern, Solomon's Temple, the Goyt Valley and miles of walking and cycling are all on the doorstep. If you like the outdoors, few places in England do it better.

The trade-off, and we'll be straight with you: it's high up, so winters bite a little harder than down in the valleys. Most people who move here decide that's a fair price for the views.

Getting around

  • Rail: the Buxton line runs into Manchester Piccadilly in around an hour, which makes the town a genuine option for Manchester commuters.
  • Road: the A6 links north to Stockport and Manchester and south towards Derby; the A515, A53 and A54 fan out across the Peak.
  • Day to day: the town centre is walkable, and most residential areas are a short hop from the shops and station.

Every part of town has its own feel. A quick steer:

  • Town centre & Higher Buxton — period terraces and apartments, walkable to everything.
  • Fairfield — popular with families; a good mix of house styles and handy for schools.
  • Burbage — a sought-after pocket on the west side, close to open countryside.
  • Harpur Hill & Corbar — a range of family homes, from stone-built to modern.
  • Surrounding villages — Chapel-en-le-Frith, Whaley Bridge, New Mills and Dove Holes, with everything from cottages to barn conversions across SK17, SK22 and SK23.
